t's not hard to see why Mawson Lakes in South Australia has won the 2008 HIA GreenSmart Estate of the Year Award. The 620-hectare site is a stand-out mixed- use development that pushes the boundaries of environmental sustainability. It has already won numerous awards across Australia and its innovative solutions are making a positive impact across the state, thanks to the developer Delfin Lend Lease's close collaboration with the South Australian government. The developer also worked with UniSA and the City of Salisbury. The $1.5 billion estate will contain approximately 4500 dwellings when complete, with contemporary façades, The aim for this award-winning sustainable estate was to create a special place with a real sense of community. > a positive impactstory > Annie Reid I greensmart 9 49 combining colours, textures and materials to give its homes eye-catching street appeal. Its many infrastructure features include The Mawson Centre -- a state-of-the-art community hub with more than 80 shops -- and Adelaide's third largest Transit Exchange. Both are set around more than 180 hectares of open space including 70 hectares of lakes and waterways and 26km of bike trails (to encourage residents to leave their cars at home). Mawson Lakes' philosophy is not only to create a special place with a real sense of community for its 8000 residents, but also to encourage and accept sustainable principles through education to the broader community. According to Vince Rigter, project director at Mawson Lakes, 'Sustainability starts with the masterplan'. Each allotment is individually assessed during the planning phase to ensure it achieves maximum passive solar gain, and the subdivision layout sites the majority of allotments on a north/south grid in order to do so.
