Richard spent many months finding an appropriate site before settling on an old, cream brick house that had a strong northern orientation. 'There were no northern-facing windows and a very bad utilisation of the block,' Darren says. Nine months later, the new house was built. Spread over two levels, the house projects a contemporary look with varying roof lines and a façade offering a mixture of render and cladding. The upstairs bedrooms and bathroom are ideal for their teenagers, while the main bedroom downstairs is alongside the lounge, family room and kitchen. The house is in keeping with the light, coastal feel of the Sandringham streetscape and benefits from the breezes that come straight off Port Phillip Bay. Once you open the front door, there's plenty happening to drive this house's six-star energy rating. Firstly, the site response was to orientate the house to the north. Double glazing was installed in all the rooms, and those with northern views harness the winter sun into the living areas for passive solar gain. Windows on the hotter western side were kept to a minimum to stop the summer sun overheating the house, while eaves let in the winter sun and keep out the summer sun. 'The windows have great thermal and acoustic qualities and provide excellent cross flow ventilation, particularly when the lovely bay winds come in,' Darren says.
